PLANNING THE SALE
Selling a home can seem overwhelming and much like planning a wedding there are a lot of details that go into the BIG day.

Nancy's goal is to make the coordination of this sale logical and less stressful for the seller.

PRICING THE HOME
A home price suggestion off of Zillow or the above price calculation device can be less than reliable.  Your REALTOR does the true comparable analysis by studying homes similar to yours that have sold or gone pending recently.  Also, gathering data on homes that have not sold will help paint the pricing picture.  Nancy has access to a variety of systems, data, NWMLS, Trendgraphix, statistics, trends and more to assist in getting a fair market value for your home.

When you base your pricing strategy on the market conditions at the time you put your home up for sale, you have a better chance of selling it quickly.  The fact is, a home receives its best exposure during the first three to five weeks on the market.  Price your home appropriately from the outset and you can maximize the chances of reaching the most qualified buyers.

FIRST IMPRESSIONS
A spotless interior will reinforce a good first impression for your home.

Interior dirt and clutter can obscure your home's good points. Start with a full housecleaning from top to bottom. Store unused or unnecessary items in closets and storage areas or hold a garage sale. Eliminate clutter and your home will look more spacious - an important selling point. Take an inspection tour of your home, observing it as a potential buyer would. Use the following checklist to make sure it is ready to show:

  • Walls are clean and free of smudges, fingerprints and dents.
  • Badly worn furniture is temporarily stored in a family's or neighbor's attic or basement.
  • Curtains and drapes are freshly laundered.
  • Rugs and carpets are shampooed. Floors are waxed.
  • Loose doorknobs, sticking doors, windows and warped drawers are repaired.
  • Leaky faucets are fixed. Water discoloration in sink is eliminated.
  • Loose stair banisters are tightened and steps are free of objects.
  • Light fixtures are in good working order an discolored or cracked switch plates are replaced.
  • Closets, shelves and drawers are organized to display spaciousness.
  • Bathrooms are sparkling clean. Tub and shower caulking is repaired.
  • Bedrooms are neat. Bedspreads and curtains are attractive
  • The kitchen is clean and tidy, including cupboards, stove and oven.
  • The basement, attic and garage are clean and well organized.
  • Mirrors, picture frames and glass covering pictures are clean.
  • Mirrors are strategically placed to create an impression of added space in problem areas.
  • Consider painting walls and replacing carpeting if cleaning doesn't do the trick.

STARTING THE LISTING
Working with your REALTOR is paramount to a successful sale.  Selling a home is not an activity that a typical homeowner does on a regular basis.  Having a Professional to guide you and coordinate the required paperwork will ease your mind.
